The design-build construction delivery system, in its most basic form, substitutes the old process of awarding separate design and construction contracts. Contractors, designers, subcontractors, and the owner work as a team to complete a project that meets or exceeds the owner’s expectations. Rather than pointing fingers and assigning blame, team members concentrate on communication, collaboration, and problem-solving together.
The 5 Phases of the Design-Build Process
The design-build process is divided into five phases, and while this may seem like a lot of steps for such a simple process, it’s crucial to remember that the phases frequently overlap. Other construction methods frequently have numerous processes, each of which is normally completed by a separate entity after the previous has been completed. The design-build method is far more flexible. During each step of the process, each member of the design-build team collaborates to help move things along more swiftly and seamlessly.
The basic steps are as follows:
1. Team Selection
The owner selects a design-build team as the first phase in the design-build process. While it may be tempting for owners to go with the cheapest option, a wise owner will recognize the importance of working with a qualified design-builder and will often choose based on the design-expertise builder’s and talents.
Everyone involved—designers, contractors, and owners—benefit from understanding the value of the design-build technique because designers and contractors can compete based on their skill level, and owners can expect a higher-quality project from start to end.
2. Pre-construction
Though it may appear to be a minor step, the pre-construction phase is just as crucial, if not more so, than any other. The design-builder will learn about the owner’s business, including its goals, obstacles, budget, and general vision for the project, during this phase, thus attention to detail is essential.
Architects, engineers, contractors, and other experts will collaborate throughout this phase to examine existing structures, electrical systems, and other factors in order to determine what needs to be done before construction can begin.
3. Architectural Design
The architectural design phase can begin once the project parameters, such as the timetable, budget, and location, have been properly determined. From here, the entire project team will collaborate to create the finest possible design to aid in the project’s success.
While satisfying functional needs and style preferences, the design-build team will examine the potential for cost savings and increased productivity. Estimates for pricing can also be made at this time, and the owner will be given a final budget.
During this phase of the project, the project timetable is established, and preliminary building plans are provided.
4. Construction
If the design-build team did not start construction during the design phase, it can start right away following that. However, substantial overlap between the design and construction phases is frequent in design-build projects, which can significantly speed up the process. Because there is usually only one point of contact for the project, communication is eased throughout the construction phase. Because all employees are on the same team and working toward the same goals and deadlines, accountability is built, and any issues or concerns are often resolved promptly and efficiently. Due to the collaborative nature of the design-build delivery system, change orders are minimal and sometimes non-existent.
5. Post-construction
The design-build team offers an overview of the project deliverables, as well as various O&M training resources, such as instructional videos, documented procedures, and in-person training sessions for relevant people, when the project is completed. The post-construction process is frequently far more streamlined than when the designers and contractors operate separately because all of the work is done by a single firm.
